General Terms and Conditions of Stay

​

  • This is a short term serviced stay and not a long term assured shorthold tenancy agreement.

​

  • Until further notice, all disruptive parties and events are prohibited, regardless of size. Guests who hold such events may have to vacate the property. 

​

  • We have a NO SMOKING rule that applies to all our properties. You are not allowed to smoke anywhere or at any time in our properties. Smoking is permitted on the balcony if the entrance door to the balcony is kept closed. If evidence of smoking is detected, we reserve the right to charge for a deep clean of the affected apartment to sanitise curtains, furniture and carpets. This charge will start from £100 plus VAT for a studio apartment and will increase for any larger units. In certain circumstances we may need to charge for decoration or for other items in order to return the accommodation to its pre-arrival condition.  You may also be asked to vacate the apartment to prevent further damage being caused.

  • If keys, fobs, parking permits or any other entry or parking device is lost or damaged, or not returned within two working days a fee of £100 will be charged per set of keys or permits compromised.

​

  • We encourage all occupants to check their accommodation on arrival and to contact us should they discover any damages or breakages, ideally providing us with photographic evidence, a time and date of discovery.  This will help to reduce or avoid charges on departure.

 

  • We appreciate that accidents do occur and would request bookers/occupants/guests contact us as soon as possible to report the problem as we may be able to rectify it with a minimum disruption or cost.  If, for example, carpet stains are left unreported and not attended to, it may result in a carpet replacement or a contribution towards the cost of replacement.

 

  • We are unable to accept guests under the age of 25 unless authorized by a company or the reservation forms part of a corporate booking. Proof of age or photo identification may be requested at the point of check-in. If proof of age is not given upon arrival or if we suspect any guests are under age the booking may be cancelled. Children under the age of 14 must not be left unattended in our apartments at any time.

Cancellation / Alteration of your Booking by you
​

7.1   We will use our reasonable endeavours to accommodate your requests for alterations of your Booking, subject to availability of accommodation.

​

7.2   If booking directly with us and you wish to cancel the whole or any part of your booking and you notify us in writing (see our contact details below) 14 days in advance of your date of arrival, no cancellation fee will be charged and any deposit will be refunded (unless stated differently at the time of booking). It is your responsibility to ensure that we receive your notice of cancellation in time. If booking with us via another online portal or online travel agent, cancellation must be made in accordance with their policy and they will notify us.

7.3   If cancelled within 14 days of your arrival date, or in the case of a no-show, the total price of the reservation will be charged. This is unless booking with us via another online portal or online travel agent whose cancellation policy differs to this.

Our liability for Death, Personal Injury, Loss of Property, Lack of Services, etc.

​

8.1   We shall have no liability to you for the death or personal injury to you or any members of your party unless this results from an act or omission on our part.

​

8.2   Any guest using their own electrical appliances (hairdryers, curlers, tongs, shavers, personal computers, personal stereos etc.) must use the appropriate adaptor. Non-UK plugs used without the appropriate adaptor/transformer are a serious fire risk. Please ensure that all heated appliances are switched off and stored safely before leaving the property. Guests found to be in breach of this rule may be asked to leave with immediate effect.

8.3   You must take all necessary steps to safeguard your personal property and we accept no liability to you in respect of damage to, or loss of, such property unless caused by negligence on our part. Cars and their contents are parked at their owners’ risk. Please ensure that cars are locked and possessions are left out of sight.

​

8.4   Personal items left in the property will be kept for 1 week after departure or forwarded at the guest’s expense. After one week the personal items will be discarded by the company.

​

8.5   Where there is a total failure to provide useful accommodation as reasonably expected under this agreement, we cannot be held responsible for any failure or interruption to services to the property, for example, gas, water and electricity, or for any damage, disturbance or noise caused as a result of maintenance work being carried out in any part of the building.

​

8.6   We shall have no liability for any loss which was not foreseeable at the time we entered this Agreement or losses not caused by our breach of this Agreement, and, if you are entering this Agreement in the course of a business, we shall have no liability for any loss of profit, loss of or damage to goodwill, increased costs, loss of anticipated savings, loss of business, or any special, indirect or consequential loss (whether arising through breach of contract, tort including (without limitation) negligence, or breach of statutory duty.  In any case our total liability to you is limited to the total cost of your reservation.

8.7   If Keys, fobs or any other entry device are lost or damaged to the point of no longer being operational there will be a fee of £100 will be charged per set of keys compromised.

8.8   If parking permits are lost, damaged to the point of no longer being operational a fee of £25 per permit will be charged

​

8.9 Late check in and check out is charged at £20 per hour after and before the stated check in and check out times. Requests must be made at least 24 hours in advance. 

 

 

Client’s Obligations
​

12.1   The client will guarantee the following: –

​

12.1.1   Guests will not keep any animals, insects, birds or reptiles in the property unless expressly permitted by us. 

​

12.1.2   When guests with small children occupy the property, the guest undertakes to provide all suitable childproofing safety equipment.

​

12.1.3   Guests will not do or permit any act reasonably likely to make any insurance policy on the property void or voidable or increase the premium.

​

12.1.4   Guests will not do anything that may cause a nuisance or annoyance to the owners or to any other occupier or guest of adjoining properties or do anything at the property that is illegal or immoral. Noise disturbance after 11pm and before 7am can be reported to the local Council.

12.1.5   Guests will use the Property for private residential purposes only and not for any business use.

​

12.1.6   Guests will not make any alterations to the property, or attempt to make any repairs.

​

12.1.7   Guests will not assign, underlet, sub-license, charge or part with possession of the whole or any part of the property, take in lodgers or share occupation of the property with any person in any way. Guests will not sell, loan, charge or otherwise dispose of or part with possession of any of the contents located at the property including without limitation the owners’ furniture and effects.

12.1.8   Guests will not block or put noxious or damaging substances into the sinks, baths and lavatory cisterns or waste or soil pipes in the property or allow them to overflow, and will immediately report any such blockage etc. to us.

​

12.1.9   Guests will not leave the entrance door or windows to the property open but ensure that all door and window locks are properly engaged at all times. All windows must be closed when not in the property or during bad weather.

​

12.1.10   Guests will not change any lock to the property or have any duplicate keys made.

​

12.1.11   Guests will notify us of any damage to the property or its contents as soon as is practicably possible.

​

12.1.12   Guests will use all equipment provided at the Property strictly in accordance with its operating instructions and not for any purpose other than its intended use.

​

12.1.13   The number of people occupying the property does not at any time exceed the maximum number of permitted occupants as set out in your booking of the relevant property. If the number of people permitted to occupy the property is exceeded (which would be in breach of Health and Safety Regulations) we reserve the right to require the excess occupants to vacate the property and without providing a refund.

12.1.14   Guests will use any cleaning products, liquids, tablets etc. strictly in accordance with their usage instructions and ensure that such products are kept out of reach of children. We accept no liability for misuse of products supplied.

​

12.1.15   Guests will not behave in an abusive or threatening manner toward our staff.

​

12.2  You indemnify us and will keep us indemnified on demand for all claims, liabilities, losses, costs and expenses (including legal fees) incurred or suffered by us (except any incurred as a result of our default) in connection with this Agreement or in connection with any use or misuse of the property, except for personal injury or death caused by our act or omission.

​

12.3  In the case of late payments and overdue invoices a charge of 7% per month will be charged to the client. This late payemnt fee is to be paid within the period stated on the late payment fee invoice. If not indicated on the invoice it must be paid within 14 days of the invoice. The late payment fee is calculated for each day the payment is late. Late payments that were paid within a shorter time frame than a month or for additional days exceeding a month will be charged at 0.023% per day. All terms and conditions stated on our invoice superceed these terms.

Termination of this Agreement
​

13.1   This agreement may be ended by us with immediate effect if you are in breach of any of the terms or conditions set out in this document.

​

13.2   We may also terminate this agreement at any time and for any reason on giving the client reasonable written notice.

​

13.3   Guests will, at the end of the accommodation period, return to us all keys to the property and give us vacant possession of the property.
